Sam started Sam's Window And Gutter Cleaning LLC in 2024 with one van, one truck-mount, and one thing that wouldn't leave him alone: he kept meeting homeowners who'd been burned. So we did the boring, unglamorous things instead — background checks, real insurance, written pricing, and the same crew on your street every time.

How much does it cost?
Real numbers, not "it depends": carpet cleaning runs about $35–$60 per room, or $150–$300 for a typical whole home. Recurring house cleaning is $120–$250 a visit depending on size and frequency; a one-time deep clean runs $250–$450. Pressure washing a house exterior is $200–$500, and driveways are $100–$200. Window cleaning runs $150–$350 inside and out. Every quote is written, flat, and free — the number we give you is the number you pay.
Do I need to be home?
No — about half our clients aren't. We're bonded, insured, and every tech is background-checked, so most people give us a code or a key after the first visit. We text you when we're on our way, send photos when we finish, and lock up behind us. If you'd rather be there, that's completely fine too.
What about my pets?
Pets are the norm here, not a problem. Our solutions are kid- and pet-safe and rinse clean — no residue for anyone to lie on and no chemical smell. Just tell us where they'll be and how they feel about vacuums, and we'll work around it. For pet accidents in carpet we treat the odor down at the pad, not just the surface, because that's where it actually lives.
How long does it take, and how long until I can use the room?
Carpet: about 20–30 minutes a room, and it's dry and walkable in 4–6 hours — not the two soggy days a rental machine leaves behind. A recurring house clean is 2–4 hours; a deep clean is most of a day. Driveways take a few hours; a full house exterior is usually one day. Exteriors are usable the moment we rinse.
Do you bring your own supplies and equipment?
Everything. Truck-mounted extraction unit, surface cleaners, soft-wash rig, vacuums, cloths, solutions — it all arrives on our van. You don't supply anything, and we don't use your water heater or your mop. If you've got a product you want used in your home, tell us and we'll use it instead.
Recurring or one-time — which do I need?
One-time is right for a deep clean, a move-out, a party, or an annual exterior wash. Recurring is right if you want to stop thinking about it: weekly, bi-weekly or monthly, same crew, same day, and a lower per-visit price because the house never gets that far gone again. There's no contract either way — pause or cancel with a week's notice.
